Trainer & Housing Cooperative Coach

We are looking for an energetic and talented individual to fill a critical role in our ROC-NH housing program. ROC-NH works with homeowners in and owners of manufactured-home parks statewide to convert those parks into communities that are owned and governed by residents, known as resident-owned communities (ROCs). ROC-NH’s financing, training, and business coaching help homeowners in ROCs build equity, achieve stable housing, develop leadership, and strengthen their communities.

Do you flourish in helping people achieve their goals by building their professional and personal skills? In this job you will support and strengthen people’s growth by providing training and education to ROC members. You will inspire new concepts and ideas by delivering a leadership-training curriculum designed to enhance business competencies and communication skills. Help design and develop in-person, remote, and regionally delivered training in communities across the state will connect you to adults eager to sharpen their knowledge.

Managing, operating and governing a housing cooperative requires skill. As a business coach, you will be on the front lines helping ROC cooperatives achieve their business goals while fostering empowerment, community spirit, and self-sufficiency. The successful applicant will also be responsible for providing general governance-related technical assistance to an assigned portfolio of ROCs. This position involves regular night and weekend commitments and in-state travel.

Major Responsibilities/Accountabilities:

Training and Instruction

  • Build resident skills by providing a positive, encouraging business coaching process. Guide community members toward participating In comprehensive educational and training programs offered at ROC-NH and ROC USA.
  • Build resident skills by providing a positive and encouraging educational process. Participate in the development and delivery of a comprehensive educational program for ROC members, including the ROC-NH Community Leadership training series, ROC Essentials, additional business training, and conference workshops. These are delivered both in-person and online.
  • Prepare instructional materials to facilitate all phases of training, including promotion, facilitative agendas, handouts, and evaluations.
  • Support the acquisition team during meetings with manufactured-home park residents interested in forming a resident-owned community. Inform them of available options for purchasing their community while providing training and education regarding the necessary functions of a successful ROC.
  • Adhere to policies, procedures, and regulatory guidelines, including fair lending and ethical behavior. 

Housing Cooperative Coach

Business coaching helps ROCs build skills and understand the roles and responsibilities necessary to effectively manage the ROC while fostering empowerment, community spirit, and self-sufficiency..

  • Provide governance support and ROC management guidance to an assigned portfolio of ROCs, including but not limited to:
    • Regularly attending board and membership meetings.
    • Helping ROC boards and members navigate and apply their governing documents.
    • Assist ROCs in creating annual budgets that meet their financial obligations
    • Monitoring ROC budgets and meeting minutes.
    • Assist ROCs to create long-term Capital Improvement Plans
    • Capturing and updating important ROC-related information in internal records and databases.
    • Facilitating ROC self-assessments.
    • Connecting ROCs with external resources as appropriate.
    • Serving as ROC-NH’s primary point of contact for the assigned ROCs.
  • Support all aspects of community financial and loan compliance in coordination with ROC lending team, including plans to assess organizational health, troubleshoot problems, and develop goals and action plans.

Team Player

  • Support ROC-NH team members by sharing knowledge, serving as a backup, and participating in team initiatives.
  • Complete updates and summaries for databases and weekly team meetings.

Education and Experience

  • Bachelor's degree or equivalent experience.
  • Current New Hampshire real estate salesperson or broker's license or willingness to complete licensure in first six months of employment as directed and financially supported by the N.H. Community Loan Fund.
  • Experience with project management, real estate development, and/or financing systems.
  • Experience with Salesforce and Monday.com a plus.

  • Ability to answer telephones and use standard office equipment (copier, fax, etc.).
  • Ability to read, write, and understand and speak English clearly.
  • Ability to use a computer for Community Loan Fund business.
  • Ability to drive for extended periods, both day and night.
  • Ability to walk for extended periods on various terrains.
  • Ability to lift at least five pounds.

Employment Details

  • Location: Concord, NH and hybrid (in office Tuesday and Wednesday; training will be in person)
  • Salary range: $56,000 to $63,000
